Why do I need a Energy Performance Certificate?

 

If you are renting or selling your property as of the 4th of January 2009 you are legally required to carry an energy performance certificate also known as an EPC. This is required before marketing of your property can commence. The EPC lasts 10 years and is carried out by one of our accredited energy assessors. This certificate is fully compliant and can be used with any lettings / estate agent.

Our surveyors are fully qualified and hold all of the relevant qualifications to carry out the energy performance certificate, so you can rest assured that the service you receive will be of the highest level. The report takes an average of two days to turn around but please note the surveyor will need access to all rooms in the property during the site survey.

 

The report gives your property a colour coded rating between A and G.  “A” Rated properties have the lowest running costs and “G” the highest. The calculation is made using the characteristics of the home which include, but are not limited to: - the age of property, heating system, heating controls, insulation, glazing and lighting.

 

Once the calculation is made you will receive an 6 page report that will outline your score and give recommendations on how your rating can be improved to help lower running costs as well as carbon emissions. As an advisory document the report makes recommendations but you are under no legal obligation to do so.

 

 

Who is responsible for the Energy Performance Certificate?

 

The legal responsibility rests with the owner but the owner can arrange with the letting/managing agent to carry out these responsibilities. However, responsibility for compliance would still remain with the owner. The agent is also liable if he fails to comply with his responsibilities under the regulations

 

If you fail to produce a valid EPC before marketing your property you can be issued with a penalty charge notice of up to £200 per property.
